This is a real estate project (development) of mine in Roatan Honduras. I am Canadian and have purchased property (in Roatan - a beautiful tropical island). I am looking for venture capital funding in small ($250+) or large ($2000+) amounts from investors who want to receive repeated interest payments of 50% to 100% every 3-6 months long-term on an initial single loan to my project.

I have a series of construction projects planned and you will profit from each one from a single investment (loan) that stays in the company while you take profits in the form of repeated interest payments.

I am a real investor and will give as much DD as you want. I know the beat. I have great connections in Roatan and already have the property. The designs/floor plans are close to done. I need funds next for construction, specifically the foundation. I will soon start selling the 8 condo units at preconstruction prices to raise the remaining funds for construction.

I have a real estate development (Colibri Villas Condos) in progress on the island of Roatan, Honduras. I am posting here to make it known that this is a project you can participate in and profit from.

So far I have 25 smaller lenders that have invested a total of $90,000 US in this project. I need about $100,000 more right now to get construction going again. While the main thrust is to raise the remaining needed funds (approximately $450,000) from pre-construction condo sales, I have decided to also open the door again to investors who wish to be part of this venture. Minimum loan is $1,000 US. Maximum is $150,000 US.

A small project of only 6 condos, Colibri Villas is being built aesthetically to semi-luxury standards with an award-winning swimming pool/hot tub, magnificent color-lighted fountain, beautiful gardens and huge rooftop terraces with gardens and BBQ. Condos start at only $179,000 US (pre-construction prices as of November 2007) for 2 bed, 2 bath, 1000 sq ft of living space plus 270 sq ft in 3 private terraces. Appliances will be stainless steel with fine Honduran hardwood cabinetry in the kitchen and granite counters.

5% commission will be paid to real estate agents (internationally) who participate in a sale and closing. $1,000 flat rate finders fee for anyone who sends me a prospect who buys ($500 for fractional condo share sales and $3,000 for the first one to bring me a buyer who purchases a full condo).

Construction is still in its early stages (foundation) and is expected to be completed by fall 2008, with profits (in the form of interest paid on loans) distributed between summer and fall 2008. Exact target profit ranges cannot be promised but will be on a best efforts basis and are expected to be in excess of 50% of your loaned funds. One of the core strategies of the project is cost savings at every step, while insisting on top quality. This maximizes profits which are then shared with private lenders such as you.

There will be a series of such projects. After profit (interest) is paid to you, your funds (principle) loaned to this project will be automatically re-invested into the next project (unless requested specifically to be returned). This creates a win-win situation of repeated interest payments to lenders on their loans and a constant funding stream for our projects, which will speed subsequent projects immensely.

Anyone referring a lender to us will receive a 5% finder's fee on all funds participated by that lender over any time period. You do not have to be a lender yourself to receive a finder's fee. Loans over $5,000 automatically have 10% added onto their balance upon receipt. This does not change finder's fees.

To re-cap breifly, we have a real estate development (Colibri Villas Condos) in progress on the island of Roatan, Honduras. You can participate and profit, minimum private business loan to the project is $1,000. Profits cannot be guaranteed (legally or otherwise) but we are looking at something well above traditional 'investments' such as stock market, bonds and other such.

Main development features: only 6 condos, meaning privacy. Aesthetic semi-luxury at rock bottom prices. High construction standards, 3 private terraces, stainless steel appliances, fine Honduran hardwood cabinetry, granite counters, award-winning quality swimming pool/hot tub, magnificent color-lighted fountain, beautiful gardens, huge rooftop terraces with gardens and BBQ, satellite TV, Internet, backup power system and a view to die for.

The price of the pre-construction condos has been raised to $189,000 as a starting price. This is still considerably below most condo prices in Roatan, but helps to assure a decent profit for investors/lenders.

We have 25 lenders so far that have contriobuted the first $100,000 US to the project. We need about that much again right now to get to the next stage completed (the first building shell). Total budget is $550,000 for 6 beautiful condos. Condo sales will fill in the remaining budget needs.

The above project still exists. During construction we ran out of funds to continue the project. Went back to the drawing board and should have that point resolved soon. Idea is to get back into construction July 08. Everything else remains true or valid.
