I'm an artiste, i love real estate, but i dont have the kind of money i think real estate requires.
advice me on how to start small.

Where are you looking to invest (what area, in what country)?

And, how small are you talking (how much money do you have on-hand to invest)?

Right, how small is small?

It really depends on what area of the country you live. There are some options with hard money lenders, but that can be risky if you don't know what you're doing. Hard mony lenders are also tougher to get money from than they were a few years ago. Check your local county office for sheriff sales. There are lots of forclosures and tax sales right now so you may find something cheap there. Good luck and be sure to do your homework.

If you don't have much money, then you might end up losing money investing because of all the interests of borrowing money. "Small amount" to you might be a much different meaning to others.

You are making a great choice in becoming a Real Estate Professional. There has not been a better time to get into this industry.The school that you are going to be going to should have an option to put you on a list to have brokers contact you so they can tell you more about their company. I would suggest that you get on this list if you do not know any local firms.If your school does not provide you with that option, get out the Phone Book. Find about 10 brokers in your area and set up an appointment to interview with them all. Don't settle on the first broker you interview. See what each company has to offer. Remember they want you, so take your time and make the decision that feels right to you.

Well! I would recommend you to go for bank pledge properties............I think you can find a good deal from the bank!!!!!! or AUCTION PROPERTIES....!

I believe Chaka25 wants to be a real estate Investor, not an agent. He or she wants to start small with investing. But since they have not yet responded to our questions, we still don't know how small. Still, that is good advice you gave for those who want to become agents. Thanks for the info.

Since Chaka25 hasn't responded to any posts maybe he/she is no longer watching this forum. It is possible to make money in real estate with no money. Some of the best deals I did were with no money invested. I was rehabbing and renting or selling properties but lately I have been doing much simpler deals. I use options and simoultaneous closings to make money with no investment.

Well the best advice I can give you is invest in your education. Find you a mentor or coach someone that will hold your hand and take you step by step. You have to have training in order to make real money in real estate. Their are a ton of different ways you can started without any money or with little money.

As I've said many times, wholesaling is always the best place to start. You can do it with no money or credit and build your cash reserves. You meet many people in the business to help you get to the next level. There is no better way to do it. Let me know if you have more questions on this.

There are also asset management companies who work only with real estate, so that you will invest in your beloved category with their help. Such communities may also be named institutes of cooperative investing. I mentioned such opportunity because it is possible to start with small dollars there... May be try that?

'Real Estate' is taken to mean "Property consisting of land and the buildings on it, along with its natural resources such as crops, minerals, or water; immovable property of this nature; an interest vested in this; (also) an item of real property; (more generally) buildings or housing in general. Real Estate is a profitable and demanding business.

Money will not be a issue to start real estate business. You can borrow from bank or other financial institution. But before start real estate business you need to learn many thing about it. or you will be looser.

There are certain groups or organization that would possible be your backbone as you wish to invest in real estate, hence money matters most in this kind of industry especially when one don't have that wit on the things needed to be done.

Chaka25: your question is somewhat vague and you didn't give us much information. Do you want to become a real estate agent or an investor? In the first case you should specify where do you live and maybe someone will be so kind and give you some interesting information about it. Usually every city/state/country has its own laws and rules when it comes to real estate services.

If you want to be a real estate investor and you do not have enough cash - don't do it. Real estate is a risky place for investments and only long term huge investments give a substantial capital gain. And please forget about some speculative short term investments - especially in these times of turbulent markets. But if you really want to become an investor, maybe you should start by reading some real estate investment books, articles and forums and/or start working (at least part-time) in a company that specializes in this field.

The best way to get into Real Estate is by building a buyers list and a sellers list.
This way you are able to get paid a commission for brokering the deal.

The advantages are no big investment out of your pocket and you are entitled to
10% or 20% for putting the deal together.

I don't think this forum will allow me to give you links to free buyer and seller websites where you
can build that list and find deals to broker.

Right now is the prime time to get into REI.
