how exactly do you flip the property and do you make a profit when you do?

The property is bought at a low price and sold at a higher price in a short period of time. That's why it is called a "flip". But many lenders have imposed a "Title Seasoning" requirement for investors, so they have to hold on to the property at least 90 days, and in some cases, 6 months or longer. They have to wait that long to resell the property, and therefore, this ties up their cash, or delays their profit. This is very undesirable among investors who just want to do quick flips. "Get in, Get out, Get rich"... is their motto.

With the Inverse Purchase flip technique, the investor never takes title to the property, therefore there is no Title seasoning to worry about. The property goes straight from the seller to the buyer. The investor puts him or herself in the middle of the two and arranges a spread by buying (or contracting) the property at a low price and selling it at a higher price. The difference is your profit. With the Inverse Purchase flip technique, the investor is assured their profit at the closing (and they could be collecting their profit in as little as 14 days). The special agreements in the Inverse Purchase system, makes sure the investor gets their profit due at closing, or The Deal CANNOT Close!
