We're developing a mixed-use beach front project and condominiums on the Costa Maya of the Mexican Caribbean. We're offering investor participation (to fund construction) in order to finish it.
Our project will consist of a mixed use commercial center with: a private beach club, several boutique shops, a SCUBA/snorkeling center, patio, bar, restaurant, showers, lockers, restrooms, a la carte window, wait staff on the beach for patrons renting lounge chairs and shade structures, dining on the beach at tables, kayak and snorkel equipment rentals.

Over 1M people visit this town of 1,100 people per year, so its greatly underserviced.
Within walking distance of Puerto Costa Maya cruise ship port where up to 12,000 cruisers per day have arrived. Our location is secluded and our beach is sandy, while most of the surrounding land has rocks. A boardwalk will traverse in front of our restaurant/bar/SCUBA center and lead to the new lighthouse. The boardwalk is already complete from the fishing village to the lighthouse.
We intend to have excursion contracts for the beach club, SCUBA diving and snorkeling through the cruise ship companies.
Our target market is anyone visiting the area and includes: SCUBA divers, fishermen, tour operators/day excursion companies, Realtors, potential buyers/developers looking at land for sale, business professionals, retirees, bird & whale watchers, archeologists/biologists, retailers, restaurateurs, families that are having their own home built in the area, equipment operators, crews and project managers working in the area, vacationers/tourists, cruise ship and port visitors and it's employees.
Phase 1: $10,000 minimum investment in the commercial center. Projected net collections per month are $162,000, not at full capacity. We will share in the profits of the entire center for a specified period of time or for a predetermined amount of return, for example 40%.
Phase 2: $50,000 minimum investment in the condominiums. Your projected total return is 103% net (before any applicable income tax). The condos will be built following the commercial center due to permitting order.
We have 1.1 acre, expandable to 1.85 and have 198 feet of beach frontage.
The material we're going to use has a very quick build time and we can build in stages, so the beach club would be the first structure built in order to generate immediate revenues. We project a total build time of 6 mos. for the commercial center and would really like to have our grand opening in December 2008.
A new road, some permits, surveys, studies and land clearing have already been done.
