either way, someone paying that much would be pretty stupid. Even with a non-competitive agreement signed, how are you going to monitor that they dont just use all of the same adwords and stuff again?

It's not stupid to buy a site for that much if it's ACTUALLY making that much as it says. That's like having a residual income and not having to do nothing really. Everything is done for you already.

You NEVER sell something that is making you that much money. Something is very fishy here. I would not buy it unless: 1. They signed a non-compete 2. Money was placed in escrow for 6 months to verify actual results I would love to see what the site looks like though. Perhaps Kim Inman can buy it as a new revenue stream 
Yes, I wouldnt sell a site that made me that much money even If I didnt have any time for it.. Pay someone else to take care of it and split the profits ..
