Have any brought any infocomercials materials? Like Real estate systems (Carlton Sheets, John Beck, Robert Allen and others. Also the cash flow business with - (Russ Dalby)


I'm looking for information and help to be successful with any of these financial endeavors. I'm basically looking for someone to show me how they was successful.

a friend of mine bought that John Beck system and we went over it,,and i gotta be honest its complete crap..dont waste your money...the best thing to do is join a site that has listings of home in preforclosure ,forclosure, bankruptcy along those lines and get a realtor agent to help you...you can usually buy homes that are in preforclosure from the owners before it hits the forclosure stage...thats where the big dogs come into play with big money..

In my opinion i don't think they are totally crap. It just depends on the person and area in which u live. I feel it is all about the area/ state in which u live in order to pull off some of those no down payment tactics(carleton sheets) and also finding mortgage notes where the seller is willing to sell off his/her note. It is all about circumstances and considering the news in the real estate market today, I think some of things will be useful in the future especially where I live now. I used to live in Florida but man everyone there has already been there done that. I live definately in a not so lively area (alot of farmers and such) where alot of these things are looking to be very useful. I am going to be putting my hand back in the seller held mortgage notes i think cause i have heard and seen alot of people in my area holding mortgages instead of going thru banks. Again just my opinion as to circumstance and area. I also do believe that getting in on foreclosure will be definately another way to go too, since they are on the rise drastically.

I met a man from the Long Island New York that said he made a living in no money down real estate.
Seems that you have to be willing to get in the face of people in a crises situation.

They're all good and they all suck.

It depends on what you do with the information.

If it's collecting dust on your shelf it sucks.

If you're out getting some bruises asking the wrong people the right questions
or the right people the wrong questions you're going in the right directions.

You can find a lot of free help on sites like rehablist.com and realestateinvestor.com

Keep in mind too that the foreclosure market is standing wide open and bleeding right
now. many folks are picking up properties for literally 50 cents on the dollar.

One word of caution about this though if you pick up a property for 50% of it's appraised
value and you can't sell it. You're still stuck in a losing situation.

You need to be careful buying foreclosed properties as the sale only releases the loan of the company that foreclosed. There may be other leans on the property that you will still owe after you buy the property.

The States each have different foreclosure rules/laws.
