I have bought and sold websites in the past, and was curious as to which strategies are best? Do you just buy, and quickly flip them, or do you, buy, monetize, and then try getting even more money by providing revenue proof?
Where do you usually sell your sites at?
Do any particular types of sites sell easier then others?
Do you monetize the sites before selling or leave them relatively ad free?

Do you monetize the sites before selling or leave them relatively ad free? Well it all depends on the individual. Personally though I like to hold on to them and monetize for a while. The final sale price is multiple times higher and I feel the industry is moving to a point where quality is more easily recognized and becoming much more important. Currently Sitepoint.com is the clear leader to sell your sites at. Sites with common niches are generally easier to sell. Finance, business, website themed sites are easier to sell then a site about gardening for example. Traffic and revenue are generally more important then the type of site it is. Definately monetise a site before sale. Currently industry standard is to sell a site for 10 months revenue. Of course this is not perfect but a monetised site will always go for more.

What means monetise ? Monetize means to make your site earn money usually through advertisements of one form or another. That can be done through placing Google Adsense on it, or other forms of advertising. Building up a revenue through those adverts is to monetize the site.

Show me the monetize! Monetize means the payoff at the end of all of your hard work designing sites, getting traffic and posting till the golden cows come home  KJ

Start a blog that focuses on only one theme. Make sure that it is something of interest to you like maybe about cars, movies, money, etc. Create your blog using either blogger or wordpress. If you're new to blogging, use blogger since it would be far easier to understand.
Remember to only post original content, not a copy from other sites since that will only penalize you and stain your account in the future. You might even get banned.
Post at least 10 topics and after that, wait for a few days and when you think you have enough grasp about your blog and all its complexities, then apply for google adsense. Make sure to read the rules and policies. If you've done well, then your adsense application should be approved in less than 3 days (had mine in less than 24 hours).
