Before promoting any product it would be better if you would be better if you could build up a list consisting of people with whom you have a good relationship.

My suggestion would be to rather build a list WHILE promoting the product, and there are many ways to do that.
Now, the problem our OP has is how to find a profitable product, right?
Relying on gravity only can be totally misleading in some niches where although the products are sold their gravity is low because not many affiliate marketers promote it. However, you should start with your niche (i.e. also audience in mind). What the product you want to sell is about and the buyers will be? Of course you could start with money making niche but with all the hype there it's more and more difficult to earn decent money and the return ratio is enormous.
Imagine however that you want to sell a product in a beauty niche. My course of action would be like this:
1. Decide on the product niche (e.g. acne, excessive sweating, etc.)
2. Find a related forum on that topic. Register. Start participating (READ! People will tell you themselves what they are looking for!)
3. Find a related product on ClickBank. Be sure that it has a good affiliate support section.
Completing those three steps you'll always find a winner even if the gravity and other indicators tell you something opposite.
Promotion is quite a different story

Enjoy,
