Real estate certainly becomes an interesting industry where millions of people enjoy its prosperous rewards. I think renting out one property is one trend in this business, where property owner absorb the income basis in monthly rental fee. biggrin.gif

I agree, this is the best time to invest in RE. The US banks can't keep up with the foreclosures.
there are even more properties that have been abandoned by the owner because of the LTV.

I found a source to locate these properties and a strategy to get control via the title holder.

There is a large number of prospective home buyers who can't qualify for a mortgage. Lenders have tightened up, creating a huge backlog of people who want to stop renting and own their own home, but simply can't because they can't qualify for a loan. Enter the "Rent to Own."

A rent-to-own home (or lease purchase option) gives the person the option to purchase the property while they are renting, and in some cases, allows a portion of each payment to go towards the purchase price. For those unable to qualify for a mortgage, it is the ideal scenario. Therefore, the rent-to-own is in very high demand right now.

At the exact same time, there are hundreds of thousands of properties on the market right now that are not selling. In many cases, the reason why the home is not selling is that the homeowner is unwilling to drop the price low enough to compete with the short sales and foreclosures in their neighborhood. Month after month, these listings sit with no showings and no offers.

Overtime, these property sellers get tired of making payments on a home that won't sell. If offered, they actually would be quite open to a lease purchase option, whereby the person agrees to lease the property with the option to buy it in the future.

Real estate within itself is a safe investment. However, the trickery of some of the players increases the risk for newbies. You can avoid many pitfalls by performing "due-diligence" and knowing the real estate market for the area you are investing. When you decide to wholesale properties, it is essential to develop a buyers list prior to engaging in contracts with sellers. Once you develop a decent buyers list and begin to get properties that meet your specific guidelines, create a packet that has some sort of "letter of non-circumvent" that holds the thirsty people from buying your deals without you. Please do not construe this as legal advice and consult your attorney on this aspect of your real estate business. Be wise and prosper!

Once you know of the possibility of significant commercial growth in the region (either due to tax breaks or whatever), you should start evaluating the potential for appreciation in the prices of commercial real estate and then go for it quickly (as soon as you find a good deal). And you must really work towards getting a good deal. If you find that commercial real estate, e.g. land, is available in big chunks which are too expensive for you to buy, you could look at forming a small investor group (with your friends) and buy it together (and split the profits later). In some cases e.g. when a retail boom is expected in a region, you might find it profitable to buy a property that you can convert into a warehouse for the purpose of renting to small businesses.

Although this recession crisis make a big impact on the real estate business. Rockefeller make his wealth from this crisis. Rich people doesn't care about any crisis....

So commercial real estate presents a whole plethora of investing opportunities, you just need to grab it.

Well all i can say that is really a good tips and a good opportunity to invest.In Finland country now a days i seen many kiinteistövälitys koulutus or real estate agent training that really studying a lot in real estate world and no wonder that someday some of them will be popular in real estate.

Totally agreed, If you have some good amount of money and you're looking to invest then getting into real estate by buying a property is safest option for your life. People who bought property 10-20 years ago or more back now the value of their property is 2-3 times the value they invested to buy that property.

So, investment on real estate alway worth very very least chance that you lose money, yes you can lose money if you didn't take right steps.
