I agree with what the others said about the risk factor. An agent has no risk while the investor has all the risk. But, the investor can make much more if done right. I've been an investor now for a few years and it is tougher than it seems - especially with the current market. But myself and my business partners figured if we can make money now, we can make money anytime!

But I will tell you on a property I just recently sold, the agent made much more money than I did! Kind of annoying since I had all the risk and put in all the work.

As Real estate market is bottoming out so becoming an investor and holding property for at-least 5 years will be more rewarding.

in the current economic climate buy and hold would be the best strategy think ahead 10yrs that's a fair bit of time for things to correct themself.

Buy far real estate investor will make more money but of course investor take more risk. I found over the years is you have to have to get a education in your market. You make your money when you buy. Understand that and you are ahead of the game.

Real estate agent is on the list of the "Most stressful jobs". I don't know why thought. I'm guessing long hours, working nights and weekends. No sale = no income. Picky clients.

Both can be profitable. The bigger question is what would you enjoy doing more. Choosing something just for the sake of making money won't keep you motivated enough to do well.

I tried being a realtor for 4 years, but the long hours and difficult people wore me out. On the other hand, my rentals bring me a check every month and are profitable, so I like that much more.

The real estate market is very cyclical. Every 5-7 years it changes. Some years it favors being an investor when you can buy low and later sell high. Some years it favors being a realtor where you are making a lot of sales and great commissions. But if you have a passion for either, the market won't matter - you can do well with the right work ethic, attitude, and strategies.

Time wise, becoming an investor is more profitable

Think about it, you just have to do proper work one time to buy one property that keeps generating income

EEUU its great to invest in real state. I have some friends that invest in houses, in Boston and Miami, and are getting high amounts per sale, plus are selling them quickly.
